<p>We aim to be transparent with our quotes and include all standard conveyancing costs upfront (subject to the information provided to create the quote being correct- see below). However it is not possible for us to cover for every possible eventuality as on occasion additional disbursements may be required. Examples of this are additional searches due to the property location, an indemnity policy to cover a defect or charges made by the freeholder\/management company where the property is leasehold.<\/p>\r\n
<p>Any additional legal work that is not part of the standard conveyancing process is not included (unless already listed within the quote). If you have any non-standard requirements (e.g. deed of trust, a lender with requirements above what is usual, transfers of part etc.) please contact us for an amendment to your quote.<\/p>\r\n
<p>If it transpires that the property is Leasehold and we were not informed at the time of instruction, there will be an additional charge for dealing with the lease.&nbsp; If you are buying with a mortgage and we have not been advised at the time of instruction an additional fee will be applied for acting on behalf of the lender. Whilst most properties are registered, some are not. If a property is unregistered, additional work is involved which will incur a further charge. If the property is newbuild and has not been quoted as such an additional newbuild fee will be applied. The Land Registry fee will also be higher for newbuild properties.<\/p>\r\n
<p>Searches required may vary from region to region. Search packs do not include certain regional searches, for example some areas require a 'Coal Mining' Search and this will attract an additional fee. We will confirm if the property you are buying is in an area where additional searches are recommended.<\/p>\r\n
<p>We will ask you an initial payment (Please note this is NOT an additional payment, it is deducted from the total upon completion) along with your signed instruction forms to start the process of ordering the necessary searches.<\/p>\r\n
<p>For regulatory purposes an element of the legal fee 'Excess disbursement\/ File Closure Fee' is raised upon closing your file. Any additional disbursements incurred are met from this balancing fee so you will not be charged anything extra.<\/p>\r\n
<p>The Land Registry Fee quoted is the higher Rate fee for a postal application to register the property upon completion. If the Land Registry will accept an electronic application and or the fee payable differs then the relevant lower fee will apply and any overpayment will be returned. Please note this fee is payable to the Land Registry as a disbursement and is not our fee.<\/p>\r\n
<p>There is an optional fee of &pound;35 (inc VAT) for our online tracking system which allows you to track the progress of your case and follow any updates via an online app. Please inform us at this stage should you not wish to use this service. If you fail to inform us at this stage, the fee will remain on the quote and will require payment.<\/p>\r\n
<p>Should your mortgage provider send your documents through an online portal, with an administration cost to download the documents, this cost will be payable by the customer. We advise that all customers check with their mortgage provider regarding this additional cost.<\/p>\r\n
<p>The quote is valid for 30 days subject to receiving your instruction. Within this period our fees will not increase. Please note that fees applicable to the Land Registry will adjust according to the most recent scale at the time your case completes should changes have been made from the date of your instruction.<\/p>\r\n
