Here is a structure I thought up last night and wanted to see if you would think this works. Also as a gesture I would be happy for you to start officially controlling the open area of the space.
39 month lease commencing 8/1/16. This runs through the remainder of our initial term with the building. This would provide control of roughly 3,000 SF of space at $18/SF.
Months 1 - 12: $4,500/month Control of all space except for Amos and TenantBase current offices. If Amos stays he still pays his rent to TenantBase.
Months 13 - 39: $5,500/month Control of all space.
We would be happy to front and amortize construction costs of up to $5,000 over a six month period to start the lease.
